Each product begins with a practical problem and removes everything that does not help solve it.

Keep addresses, areas, purchase prices, loans, recurring owner costs, lease dates and useful contacts beside each property.

Log rent received, expenses and loan payments manually. Match rent to its month, review unpaid rent and export money records as CSV. Actual cash flow is separate from projections.

Record maintenance problems, status and deadlines with photos or documents. You add tenant messages yourself; this version has no remote tenant portal.

Create a complete backup including attachments and settings, optionally encrypted with your password. Use Android to save or share it to your chosen folder or configured cloud provider. Cloud transfers are manual.

Nine interface languages with separate country, date, currency and area settings. One portfolio uses one currency. Changing country never converts existing money or property areas.

Core functions work offline, without a Vara account, advertising or developer analytics. No bank connection, automatic cloud sync or calculation of local tax and rental-law rules.

A few useful things to know.

Can Vara track rent automatically from my bank?

No. You enter rent received, expenses and loan payments manually and can match rent to its month. Actual cash flow stays separate from projections. Vara has no bank connection or remote tenant portal.

How can I back up my properties and attachments?

Create a complete backup of records, attachments and settings, optionally protected with your password. Use Android to save or share it to a folder or configured cloud provider you choose. Transfers are manual; there is no automatic cloud sync.

What is included in the one-time purchase?

The current app’s property, contact, lease, cash-flow, maintenance and backup features are included, without advertising or a subscription. Core functions work offline. Vara does not calculate local tax or rental-law rules, and Google Play shows the current local price before purchase.
